April showers bring…more maintenance 🌧️🏠

When you’re a homeowner, ongoing and regular maintenance and inspection of the home are just part of the job. And as March makes way for April showers, it means lots of rainfall. Rainy season can mean damage to the home after it weathers a literal storm. But more significantly, unchecked, rainfall can mean mold growth. We’ve put together a list of the damage a storm can wreak and how to check and assess after its passed. 

First things first, here are some common issues that can arise from heavy rains:

Water Damage Leaks in roofs, windows, or foundations can lead to water infiltration, causing damage to walls, ceilings, and floors. Left unchecked, water damage can result in mold growth and rot, posing health risks and costly repairs.

Foundation Problems Excessive moisture from heavy rains can weaken the soil around a home’s foundation, leading to shifting, settling, or even cracking. This can jeopardize the stability of the entire structure.

Gutter and Downspout Issues Clogged gutters and downspouts can prevent proper drainage, causing water to overflow and pool around the foundation. This increases the risk of water seepage into the basement or crawl space. Basement mold? No. Thank. You.

Siding Damage: Intense rainfall, especially accompanied by strong winds, can damage siding materials such as wood, vinyl, or stucco. Cracks, gaps, or missing pieces can cause water to penetrate, leading to further problems.

After heavy rains, follow these steps to assess your home for any damage:

Examine the Roof Enlist the help of a handyman or roof pro for this one: they’ll check for missing or damaged shingles, signs of water pooling or potential mold growth, or leaks in the attic. Inspect flashing around chimneys, vents, and skylights for gaps or damage.

Inspect Gutters and Downspouts Safety first. We like calling in a pro that will clear debris from gutters and downspouts to ensure proper drainage and look for any sagging or detachment and repair as needed. 

Check the Foundation Look for cracks, bulges, or signs of water seepage around the foundation. Monitor the soil for signs of erosion or settling.

Inspect Exterior Walls Check siding, brickwork, or stucco for damage such as cracks, gaps, or loose panels. Pay attention to areas around doors and windows.

Assess Interior Spaces Look for signs of water intrusion such as dampness, stains, or mold growth in basements, crawl spaces, and around windows and doors. Check ceilings, walls, and floors (especially below carpeting!) for any discoloration or warping.

Test Utilities Verify that plumbing fixtures, electrical outlets, and appliances are functioning properly. Look for signs of water damage or electrical issues.
